Selling a Home in Phoenix

shutterstock_196324412As if right on cue, the Phoenix real estate market is on the rise again! Home prices are up since February and March as the market shifts towards a Seller’s Market. You know what that means? Time to learn more about selling a home in Phoenix!

Moving homes can be such an exciting time of new beginnings, but before all the fun can start: paperwork first (sorry). Before you do anything, pinpoint why you’re selling your home and what your next steps will be. Are you ready to sell? Do you need to sell your home? Maybe your kids are all grown up and moved out (mine are!!) or maybe your budget suddenly increased and you’re looking to upgrade! First, find an agent. It is extremely difficult to get the best prices and stay organized with all the HOA, insurance, lawyer, etc. fees while you are raising your family and working! Having a reliable Phoenix real estate agent can make everything go much more smoothly.

Second, budget, budget, budget. Did I say budget? Just like buying a home in Phoenix, be prepared for unexpected costs that might come up (such as last minute repairs, inspections, or moving costs). Finally, price your home the right way. It is crucial to not over-list your home’s price, but you also want to get to most for your home! According to AZCentral.com, “Home sales across [Phoenix] climbed 19 percent, and prices rose more than 2 percent in February”. Real estate optimists (like myself) throughout the Phoenix area are expecting a lot of profits from home sales before the end of 2015. Better jump on the wagon now, if you were on the fence about selling a home in Phoenix. Catherine Reagor of AZCentral goes on to quote Michael Orr (director of the Center for Real Estate Theory and Practice at the W.P. Carey School of Business at ASU), “Activity is much higher than last year, and if it continues for a few more months, as seems likely, we will start to see significant upward pressure on pricing again”.
